The Federal Reserve cut interest rates again today, which will have an interesting effect on the real estate market. It is a bit dated, but please see this article:

A large factor at work in the market today is that lenders have tightened guidelines, making it more difficult to borrow money to buy homes. The diverse loan programs that were available when prices were rising are no longer available. This makes it tougher for first time homebuyers and investors.
